Job Description

The Building Engineer/HVAC Lead is responsible for overseeing operation, repair, maintenance, and installation of major building mechanicals including heating, ventilation, air conditioning, and refrigeration systems. The lead technician also provides daily direction and assigns work orders/projects to building engineer(s) and follows up to completion.  
Essential functions and responsibilities may vary by Aramark location based on client requirements and business needs.

 

COMPENSATION: The hourly rate for this position is $57.01 to $57.01.  If both numbers are the same, that is the amount that Aramark expects to offer.  This is Aramark’s good faith and reasonable estimate of the compensation for this position as of the time of posting.

Job Responsibilities

•    a) Check work order system for daily work orders, b) add new work orders and complete/close open work orders, c) assign work orders to facilities team technicians, and d) follow-up with facilities technicians on open work orders.
•    Places purchase orders for building maintenance supplies; maintains stock.
•    Inspect assigned areas on a routine basis and perform maintenance where necessary to keep the facility in functioning and serviceable condition; utilize Aramark GoSpotCheck IQC Quality Inspection App. 
•    Repair various fixtures and hardware, which may include:  wall repairs, doors, minor appliances, office equipment, painting, light/lamp/ceiling tile replacement, sanding walls in preparation for painting, flushometers, faucet/sinks, etc.
•    Inspects restroom and pantry area water lines, hot water, sinks, faucet and pipes for leaks and repair accordingly. 
•    Assists janitorial service as needed; inspects soap and hand towel dispensers for proper operation.   
•    Assists with the mailroom operation
•    Must comply with work order system to include interpreting work orders, performing work requested and completing work orders with general direction.
•    Plans, selects, and lays out required materials for service and repair work.
•    Mixes appropriate chemical(s) (i.e. cleaning, construction compounds) per manufacturer's specifications.
•    May perform the replacement of minor electrical devices.
•    Moves furniture and equipment as assigned.
•    Assist in setup and teardown of special events.
•    May assist in layout, construction and repair of a variety of office structures such as walls, partitions, doors, ceiling tiles or floors.  Assists in layout for equipment installation.
•    Completes daily, weekly, or monthly checklist of pre-scheduled building and equipment maintenance procedures such as heating, cooling and other equipment.
•    Contacts service vendors (including fire suppression) and escorts while on property. 
•    Assists with equipment PMs
•    Report any major maintenance needs and recommend any corrective action as appropriate. 
•    Complies with all company policies and procedures and adheres to company standards.
•    Customer/Client Focused: Demonstrates care and concern when serving our customers; ask questions in order to understand customer needs; use policies and information in order to exceed customer expectations; find and utilize the proper resources (people, products, tools) at the right time in order to resolve customer requests.
•    Performs all work in accordance with established safety procedures.
•    Vehicle Travel to pick up/drop off parts, supplies, visit to other accounts, carwashes, vehicle service appointments, etc.
•    MUST be available to be on call which can include nights/weekends and holidays. MUST be available in inclement weather to monitor the building and grounds overnight.
•    Performs other duties and tasks as assigned by manager.
 

Qualifications

•    Requires at least 5 years of experience in commercial maintenance trades (incl HVAC, BMS system, Boilers, Chiller, and cooling tower, etc.); 
•    Blue Seal License required
•    NJ HVAC Certification preferred.
•    Knowledge of High Voltage Electric preferred
•    Demonstrates interpersonal and communication skills, both written and verbal
•    Must be able to follow safety procedures and precautions due to physical risks
•    Requires at least 5 years of experience in management role
•    Electrical and plumbing knowledge 
•    Ability to manage as part of larger team or manage a function independently without direct supervision
•    Ability to read, understand, and apply property lease terms as well as client contracts
•    IFMA Membership and Certification Preferred (FMP, SFP, CFM)
This role may have physical demands including, but not limited to, lifting, bending, pushing, pulling and/or extended walking and standing. This role may also require uniforms and/or usage of Personal Protective Equipment (PPE).
