Performs inspections, installations, preventive maintenance, modifications and replacement of burners, pumps, piping, feeders, valves and other related equipment to maintain proper steam pressure and heating water to campus buildings. This position will be on a shift basis.
Cleans and maintains boilers and auxiliary equipment to ensure reliable heat source to campus buildings
Performs rounds to monitor and document boiler pressures, temperatures, fuel consumption and any other required information. Identifies and repairs any deficiencies to boilers and associated heating equipment
Inspects, and repairs or replaces, boiler fittings such as safety valves, regulators, steam traps, automatic control mechanisms, water columns, and auxiliary equipment such as pumps, draft fans and burners.
Performs preventive maintenance on boilers, pumps, chemical feeders etc. on a daily basis and records work through the Computerized Maintenance Management System (CMMS) system
Must be able to switch boilers from natural gas to oil when required by the utility company or under an emergency situation
Tests and maintains water treatment which includes feed water, condensate return. Performs boiler blowdowns as necessary
Regenerates water softeners as needed
Takes down boilers and cleans fire and water sides for annual state inspections
Coordinates with outside contractors as necessary to facilitate specialist repairs and/or inspections
Possesses general operating knowledge of mechanical equipment, boilers and air condition systems, plumbing systems and is capable of making minor repairs and adjustments in a competent, professional and courteous manner
Utilize computerized Building Management System to monitor equipment status and buildings temperatures
Assists other mechanics when directed or as needed
Reports unsafe conditions, building damage or equipment damage to supervisors. These conditions may be related or unrelated to the person’s primary function
Performs on-call duties as scheduled and maintains communication status when on-call.
Performs other related or unrelated duties as assigned
Maintains technical skills to perform maintenance and repairs
